Brady Home Inspection offers investigative home inspection services to homebuyers and sellers in Aiken, South Carolina and the surrounding area, including Lexington and Columbia. We strive to educate our clients comprehensively on the condition of a home so that they’re able to make a conscious and confident decision about a prospective real estate transaction. We abide by InterNACHI’s strict Standards of Practice.
Buyer’s Inspection
This inspection is an investigative visual assessment of a home’s overall condition, designed to identify any defects that are present in the readily accessible areas of the property. An honest and detailed report of our findings will be sent to your email within 24 hours of the completed inspection. We aim to provide every answer that we possibly can, and for that reason, we’ll gladly accept your phone call with any questions—even if the original inspection took place months before you dialed!
We inspect the following areas:
- Roof
- Structural Components
- Basement
- Foundation & Crawl Space
- Grading & Drainage
- Driveways & Walkways
- Garage
- Deck
- Exterior (doors, windows, cladding, soffits, fascias)
- Interior (doors, windows, floors, walls, ceilings, stairs)
- Fireplace & Chimney
- Attic, Ventilation, & Insulation
- Electrical System
- Plumbing System
- Heating & Cooling Systems
- Built-in Appliances
A moisture meter may be used at no extra cost to diagnose suspected leaks or areas of moisture penetration within the structure of the home.
Pre-Listing Inspection
Before you decide to sell your home, it’s a good idea to make sure that you’re aware of any defective components that could potentially impact your relationship with a buyer. We’ll evaluate most readily accessible areas of property, thoroughly reporting on any defects that we encounter. This will give you a chance to make repairs and to speak honestly with prospective buyers so that their own inspection doesn’t lead to stalled negotiations.
New Construction Inspection
A brand new home seems like it should be in immaculate condition, but that’s not always the case. Sometimes oversights occur during the construction process, and improper building materials are used. To give yourself peace of mind with your investment, we recommend scheduling this inspection prior to the builder’s final walkthrough so that we can identify any possible issues within the structure or installed systems of the home. This will then give you time to take up our findings with the contractors if necessary.
Re-Inspections
If you’ve previously scheduled a Buyer’s Inspection that drew your attention to certain issues within a home, we’ll be happy to perform a follow-up inspection once the seller has arranged for those issues to be corrected. We’ll look over any repairs or new installations, ensuring that everything is safe and that the components in question present no other issues.
